The ‘HomeBuilder’ grants will run until December 31 this year and have already sparked a flurry of new home purchases.

To be eligible, you must:

*  Earn less than $125,000 per year (singles)
*  Earn less than $200,000 per year (couples)
*  Spend between $150,000 and $750,000 on your new home
*  Live in the home you build (as an owner-occupier)

*  Commence construction of the new home within three months of the contract date.

One of the biggest upfront costs of buying a house is stamp duty, a tax levied by the government of whichever state or territory you purchase in. The big difference between building and buying is how the tax is applied.

When purchasing an established home, the stamp duty is calculated based on the combined price of the house and land. On the other hand, when you purchase a Pindan house and land package you only pay stamp duty on the value of the land portion, which is likely to be significantly less.
